Ship Shape combines our build and project management capability with investor funds to target 30% returns.
Our strategy in a nutshell is to buy distressed London property through the downturn, significantly renovate, let as desired or required, and then sell in a recovered market as ROI targets are achieved.
While we buy distressed stock, projects are specifically chosen that will never be forced to sell under pressure. Projects must stack up for immediate sale on build completion, and also for sale in the medium term following a period of letting if required or desired.
Our structure enables us to manage every step of the project - source, planning, negotiation, finance, purchase, build, market, let / sell or both.
Ship Shape are not regulated by the Financial Services Authority and invite participation on a “friends and family” basis. We alert all investors via email of each new project, favouring existing investors where projects are oversubscribed. Some projects are designed to be taken on by a single investor. Other projects are broken into £10,000 investment units to allow investors to tailor to budgets, to allow new investors to try us out with smaller sums on initial projects, or to spread investment budgets over several projects. Ship Shape invests its own money in every project giving us a shared incentive with our investors to produce strong profits.
